Getting Started

How do I create an eviction notice?

  1. Select your role (Landlord, Property Manager, or Attorney)
  2. Upload your lease PDF or enter details manually
  3. Review tenant and property information
  4. Choose your notice type and delivery method
  5. Pay and send, or download the PDF

Do I need an account?

Yes. You can upload a lease before signing up, but you need an account to generate and send a notice.

Which states are supported?

All 50 U.S. states. Notice types and deadlines vary by state — LeaseShield generates the correct template based on the property address.

Lease Upload and Extraction

What file types can I upload?

PDF lease agreements.

What information is extracted from my lease?

We try to extract tenant name, property address, landlord name, rent amount, and lease dates. Always review and correct fields before sending.

Extraction looks wrong — what should I do?

Edit the fields on the review screen, or enter details manually without uploading a lease.

My upload expired before I signed up

Temporary uploads expire after a limited time. Upload your lease again and complete registration promptly.

Notices and Delivery

What delivery options are available?

  • Download PDF — deliver the notice yourself
  • Certified email — tracked email with confirmation
  • Certified mail — USPS certified mail with tracking

How do I track my notice?

Open your case in the dashboard. Delivery status updates appear for email and certified mail.

What if mail is returned or delivery fails?

Verify the tenant address and email [email protected] with your case ID.

Can I schedule when a notice is mailed?

Yes. You can set a scheduled mail date when creating a notice.

Accounts and Roles

What is the difference between roles?

  • Landlord — notices for your own properties
  • Property Manager — multiple properties, bulk uploads, team access
  • Attorney — assigned cases and client communication

How do I reset my password?

Use "Forgot password?" on the login page.

How do I invite team members?

Property managers can invite team members from the team management section in the dashboard.

Billing and Payments

How much does it cost?

See pricing on our pricing page. Notices start at $9.99, with additional fees for certified email or mail.

What payment methods do you accept?

Major credit and debit cards through Stripe.

Can I get a refund?

Fees are generally non-refundable once a notice has been generated or sent. Email [email protected] if you believe a charge was made in error.

Is LeaseShield a law firm?

No. LeaseShield is not a law firm and does not provide legal advice. Consult a licensed attorney for legal guidance specific to your situation.

What happens after I send a notice?

The tenant has a set number of days (varies by state) to respond. If they do not comply, you may file an eviction case in court. LeaseShield tracks deadlines and keeps delivery records.
